Queensland Building Fire Safety Regulation

 

The legal requirements for the maintenance of prescribed fire safety installations are described in the Building Fire Safety Regulations 2008 (found here). This requires maintenance in accordance with MP6.1, see Regulation 54(2), but also sets requirements for the recording of maintenance, see Regulation 55. As such, maintenance records in Queensland must not only meet the requirements of AS 1851-2012 (as required by MP6.1) but also Regulation 55 of the Building Fire Safety Regulations 2008.

 

In regards to the A4 and A5 versions of LB6A, while much of the information from the A4 was retained in the A5 version (because it was also required by AS 1851-2012), given the smaller format not all information was able to be retained and maintain a practical logbook. As such, the following information specific to Queensland was unable to be included:

 

  • The text in the blue box certifying that the record of maintenance is correct, requirement of Regulation 55(3)(a)
  • The statement that the maintenance carried out complies with QDC MP6.1, requirement of Regulation 55(2)(f)
  • The statement that the system is in proper working order, requirement of Regulation 55(2)(g)(i)
  • The name and licence number of appropriately qualified person, requirement of Regulation 55(2)(b) and 55(2)(c)

 

As this information is not included in the A5 version of the LB6A logbook, the A5 version of the LB6A logbook on its own does not meet the full requirements of the Building Fire Safety Regulation 2008. Therefore, if used, it must be supplemented with your own documentation covering the information not included in the A5 version for you to be able to meet the full requirements of the Building Fire Safety Regulation 2008.
